Deal structures

Flexible frameworks for different projects

Inguestor provides standardized deal templates adapted to each project. The structure depends on what both the landowner and investor want to achieve.

Revenue share partnership

Investor funds units and infrastructure. Landowner provides the plot via lease. Revenue from resort operations is split by agreed percentage. The most common structure for modular hospitality projects.

Fixed lease + performance share

Landowner receives an annual lease payment regardless of occupancy, plus a share of revenue above a defined threshold. Lower risk for the landowner. More upside concentration for the investor.

Joint venture

Both parties contribute proportionally, land value against capital, and share ownership of a project entity. Fully aligned incentives. Typically used for larger projects where the land has significant appraised value.

SPV participation

For larger investments or jurisdictions with specific ownership requirements, the project is structured through a Special Purpose Vehicle. This provides a formal legal entity with defined rights and obligations.

Resort stay experience at a nature-focused modular hospitality project

Invest where you stay

Experience the places you help create

The name Inguestor is a fusion of "investor" and "guest." It reflects what makes this different: you are not funding an abstract financial product. You are backing a real place on real land.

Depending on the project and deal structure, investors may have access to personal stays at the resorts they fund. Coastal Portugal. Rural Spain. Mediterranean nature. Places you can visit, not just numbers on a statement.

Risk disclosures

What you should know before investing

Inguestor verifies every participant, every project, and every deal structure before anything goes live. That said, all investments carry risk. Here's what to consider.

Investment risk

Revenue projections are scenario-based illustrations, not guarantees. Capital is at risk. Past performance of modular hospitality projects does not predict future results.

Regulatory risk

Modular unit classification and permitting requirements are jurisdiction dependent. Regulatory frameworks may change. Inguestor verifies local compliance for each project at the time of listing.

Liquidity risk

These are direct investments in physical hospitality projects, not listed securities. Exit options depend on the deal structure, project performance, and market conditions at the time.

Operational risk

Resort performance depends on local market demand, operator quality, seasonality, and external factors. Inguestor matches parties and supplies units. It does not operate resorts.
